When you hire us, you hire our team. We
are all involved with your property from the beginning. We
will all know your home intimately. We try to make ourselves
available for every showing request. You will never miss a
showing due to our busy schedule. You will have three agents
working on the sale of your home for the price of one. We
don’t miss a beat.
The Process when you list with us:
Call us!
We will promptly arrive to evaluate your
home. We will be prepared before coming over with a comparable
market analysis of the most recent actives, pending and sold
properties in your area. We will take a good look at your
home, make some suggestions and then return to our office
to analyze the exact price your home should be listed for.
We will call you immediately and let you know what we think.
You hired us!
We are so excited to get the process
going. We know you couldn’t have made a better decision
and we are glad you realized how motivated and anxious we
are to sell your home.
We come back to meet with you and go over
the listing agreement and have you sign all of the paperwork,
including seller disclosures. We will review your taxes, assessments
(if applicable) and any information you want us to know about
your home.

Multiple Listing
Service: We promptly enter your home into the
Multiple Listing Service of Northern Illinois, which
is accessible to all members throughout the region.

Signage:
We will order a sign for your property if appropriate.

We will begin advertising your property in a variety
of publications. You will be in the Chicago Tribune
every Sunday.

INTERNET:
Not only will you be advertised on our website. Jameson’s
website offers browsers a broad range of information.
Our listings are also accessible via other websites
including the Chicago Tribune and the MLS of Northern
Illinois.

OPEN HOUSES:
Open houses will be scheduled for the brokerage community
and to the public at your discretion.

Virtual Tours:
A virtual tour will immediately be
scheduled and we will be sure to accompany them and
help move furniture or miscellaneous if needed.
Floor Plans:
We will create a floor plan for your
property if needed.
Direct Mail:
A new listing postcard will be created
immediately and will be sent out to your neighbor’s
and our past clients.

Eblasts:
We send out fliers via email to agents
throughout the listing.
CraigsList:
Each week your home will be showcased
on Craigslist with pictures and a link to your virtual
tour.
Brochures:
We will create a custom flier or
brochure on your home. This is a great way to provide
additional information about your home and leave a visual
record for a prospective buyer.

Feedback:
Our team is incredible with feedback. We
will call you or email you after each showing, unless you
would prefer once a week. We then automatically email the
agent with a request for feedback and will track each call
so we can easily analyze the activity you have been getting.
We are constantly trying to analyze the status of your home.
We won’t be scared to give you the hard truth.
If your home hasn’t sold:
Within a reasonable amount of time if your
home hasn’t sold we will reevaluate the market comparables
and analyze if we need to reduce the price. We will go over
all of the marketing steps that have been done and will determine
a plan of attack.
Getting an offer:
We love to negotiate. We are representing
you to get you the best possible price for your home.
When you are under contract:
You are thrilled! Your home is under contract
but it’s not over yet. We have a long way to go.
- We will distribute the contract to all parties ( buyer,
seller, mortgage, attorney)
- We will coordinate a home inspection.
- We will follow the loan approval and documentation.
- We will collect the balance of the earnest money.
- We will coordinate a final walkthrough prior to closing.
- We will handle all calls that pertain to this transaction.
You closed:
The process is over and you have moved
to your new home. This is all behind you. You realize how
much goes into selling a home and are happy the cleaning up
and leaving for showings are over. You are exhausted from
unpacking and vow never to move again…..until a few
years later when you get the itch and give us a call.
